APG is delivering a complex heritage roof replacement and façade remediation project at 295 Queen Street in Melbourne’s CBD, managing works in a fully tenanted university building with minimal disruption.

295 Queen Street, Melbourne

Lifting the lid on a heritage roof renewal at 295 Queen Street.

Three months into construction, scaffolding has been installed across two elevations, enabling chimney, render, and bluestone repairs to progress efficiently. Roof demolition has also commenced at the northern end, with early investigations revealing that the building’s original waterproofing has performed exceptionally well, preserving the underlying structural elements in excellent condition.

With the property fully tenanted by a university, APG is maintaining a strong focus on proactive stakeholder communication to ensure works are carried out safely and with minimal disruption to occupants. The project follows a like-for-like heritage methodology, reinstating the roof using traditional lead and slate materials. These upgrades are designed to improve hydraulic performance while respecting the building’s historical integrity. By prioritising durability and quality craftsmanship, APG is ensuring the long-term resilience of this significant asset for years to come.
