This subject property was an existing Bunnings Warehouse which BWP Trust saw as a redevelopment opportunity to maximise capital return. The building compromised of 7,000sqm of lettable area with a large carpark and existing Bunning’s nursery. APG were engaged to manage the project across all phases until completion. Engagement was from project initiation, developing design, managing the authority approvals process, construction delivery through to practical completion. Project programme was challenging with a bulk of the construction works taking place over the 2019/2020 bushfire season.
The refurbishment included works required to bring the building up to code requirements including but not limited to building services upgrades, demolition of existing nursery and increasing carpark area, additional awnings, façade treatments, structural futureproofing, internal wall set out and provisions for future tenants. BWP Trust’s asset now has the capital potential of tenanting a large format tenant of 5,000sqm with four separate bulky good tenancies at 500sqm. The life expectancy of the asset has also been increased due to the number of building upgrades that took place.
